SimplEstate is a technology platform designed to help users explore property listings and better understand potential risks and opportunities.

SimplEstate provides:

• unified property search
• AI-powered summaries and analysis
• helpful signals that support your decision-making

SimplEstate is a support tool. It is not a broker / agency, a legal service, a financial or investment advisor, or a guarantee of outcomes.

Esta is an AI system that generates responses automatically based on available data.

AI-generated outputs may be incomplete, outdated, incorrect, or may miss context.

AI responses should be treated as informational guidance, not professional advice.

We do our best to keep the platform useful and up to date, but real-estate data changes constantly.

Because of that:

• listings may change or disappear
• prices and availability may change
• information may be incomplete or inaccurate
• AI outputs may contain mistakes or miss context

SimplEstate does not guarantee accuracy, availability, pricing, or results.

SimplEstate and Esta provide information to help you think clearly.

All final decisions are yours.

You should always verify important details directly with the relevant parties (seller, agency, developer, bank, lawyer, etc.).

SimplEstate aggregates property listings from publicly available sources.

Listings, descriptions, and images may originate from third-party websites.

Ownership of such content remains with the original publishers.

SimplEstate does not claim ownership of third-party listings and provides links to original sources where possible.

Some features require credits or a paid plan.

Credits are digital usage units used to access certain platform features.

Credits do not represent stored monetary value and are generally non-refundable unless required by law.

Prices, included credits, and what each plan includes are shown inside the app.

Payments are processed by Stripe (we do not store your card details).

Please use SimplEstate respectfully and legally.

You agree not to:

• abuse the platform (spam, excessive automated usage, scraping, attacks)
• attempt to bypass limits or security
• upload content that is illegal or harmful
• use automated tools to extract platform data
• use the service to build competing products

If the platform is misused, we may limit or suspend access to protect the service and other users.

You’re responsible for:

• keeping your login details safe
• activity done through your account

If you believe your account is compromised, contact us through the in-app feedback form.

The SimplEstate platform, including its software, algorithms, database structure, AI-generated analyses, scoring systems, and design, are the intellectual property of SimplEstate.

While property listings may originate from third-party sources, all analytical outputs, rankings, and insights generated by SimplEstate remain proprietary.

SimplEstate is a living product — we improve it continuously.

That means:

• features may change
• features may be added or removed
• the platform may be temporarily unavailable (maintenance, updates, incidents)

We aim to keep things stable and transparent.

To the maximum extent permitted by law, SimplEstate is not responsible for financial losses, investment decisions, or actions taken based on platform information.

The platform is provided on an 'as is' and 'as available' basis.

If you are a content owner or publisher and believe a listing should not appear on SimplEstate, please contact us and we will review the request.

We may update these terms as the platform evolves. When we do, the updated version will be available in the app.

By continuing to use SimplEstate after an update, you agree to the new terms.

These terms are governed by the laws of Bulgaria.
